Amenities

  • Amenities are items that are evenly divided among the units owners and expenses are included in the monthly common area fees such items as parking stalls, trash pickups, yard maintenance, etc., 

Parking Stalls

  • Every Parking stall is assigned and is a reserved parking. Each unit is assigned three (3) parking stalls. Please make sure to park your and guest vehicles only in the stalls that are assigned to your unit. The stalls are "assigned" and may be "reassigned" by a majority vote of the Board of Directors.
  • The Board of Directors reserves the right to "re-assign" parking stalls if the board feels it is necessary.
  • Anyone parking in stalls that are not assigned to your unit, your vehicle(s) may be towed. (Fees will be charged to the unit owner or the owner of the vehicle.)
  • No vehicle maintenance or repair that may require lifting of the vehicle may be done within the property or at assigned stalls. If for any reason that such lifting is required, please contact the property manager immediately during normal business hours.
  • Parking Stalls are to be used for "motor vehicles" only. No trailer or non-motor vehicles, or objects may be parked within the property unless prior written permission has been obtained from the Board of Directors. Board may allow or assign areas for objects to be placed with special instructions. (large construction bins for renovations, etc., )
  • No vehicle may be abandoned in any stall, assigned or not assigned within the association. If any vehicles are found abandoned, the vehicles will be towed without notice and billed to the unit owner of the unit. 

Trash Bins /Pickups

  • TRASH: The Association provide two (2) times a week bin pickup.  Current schedules are Mondays and Fridays.
  • "Trash Pick up dates will be changed from "Mondays and Fridays" to "Mondays and Thursdays" effective the week of March 9th (First Thursday will be on March 13th).
  • Only one (1) trash bin is included and allowed to be picked up. (Do not place more than one bin outside your unit). 
  • Only common household trash is allowed to be placed into the trash bins. 

Cardboard Boxs

  • CARDBOARD: The Association has designated the area close to the Exit gate for cardboard drop off bin. All cardboard needs to be flattened before placing it at the card board drop off bin.
  • Not flattening and leaving boxes outside the bin will be fined $50 per violation
  • Do not leave any other items (household items, metal goods, broken electric items, cans, or other trash items) at the card board drop off area. It is specifically for disposing of cardboard only.
  • White Goods are not included in the trash service, and no white goods may be thrown within the housing property, or left inside or outside the housing property. (You will need to bring your white goods to the proper disposing sites throughout the island. You may call your mayors office for more information at 671-647-5211.)

Speed Bumps

Speed bumps are the raised part in the road (usually yellow or yellow with black stripes) designed to make the traffic travel more slowly. Please be responsible and DO NOT DRIVE FAST inside the Horizon Townhouses, we have a total of 4 (four) speed bumps so that it can remind our residents and guests that our speed limit is 5 MPH once entering into Horizon Townhouses. It also help protect the residents and their children playing or walking in the parking areas. We hope that everyone is reminded and follow the speed limit. (There are fines and penalties for those who do not follow the speed limit). PLEASE DRIVE SLOW!

Entrance Gate and Pedestrian Gate

ENTRANCE GATE: Entrance gates are designed to be used as access for automobiles. The gates are designed to be accessed and opened by your telephones. Cell phones are preferred over home phones, but all telephones can be used. The gate will require that it can read the caller id, so please make sure that your number is not blocked from "caller id". You may register up to three numbers, but if you require more numbers, please do contact the Property Manager. Only RESIDENTS of Horizon Townhouses and homeowners may enter their numbers into the gate.  If you have a guest coming, they can call you from the gate and you will have to hang-up and call the gate to open the gate to let your guest in.

PEDESTRIAN WALK-IN GATE: Pedestrian walk-in Gate will require to have a cardkey to access the gate. You will always have to physically use the card to enter the walk-in gate. To use the walk-in gate, place the assigned cardkey in front of the touch pad on the outside of the walk-in gate, and wait for the keypad beep once and a green light lights up to say you have successfully opened the gate. Push the gate to enter the gate and close the gate behind you and the gate will lock automatically. To exit the gate, push the red "push button" to gain access. Pull the gate and close it behind you. The gate will lock automatically. on the side of the  gate The cardkeys will be the property of the Horizon Townhouses Homeowners Association, and will grant each resident and homeowners the "use" of the cardkey for as long as the user is a resident of the Association. Please fill out the "Request for Association Property" Form to request for a cardkey.

No parking areas

1. All grass areas are part of the common elements of the association. No vehicles are allowed to be parked on any grassy areas throughout the association. (Even the grass areas in front or sides of your units.)
2. Please see the diagram below, for the safety of all tenants, these are areas that can not be blocked for people accessing it to get to their units or other common elements of the association. (Penalties are accessed for not following any of the rules of the Association.) 
3. Absolutely there are NO "DOUBLE PARKING" allowed on any parking stalls or throughout the Association properties.
